HDB launch sale site at Woodlands

The EC site at Woodlands Drive spans 271,326 sq ft and has a maximum GFA of 461,255 sq ft. If the site is triggered for sale and awarded, the new development could yield 420 EC units. The site is close to Woodlands South MRT Station on the TEL, and the station is one stop from Woodlands Regional Centre and two stops to the upcoming RTS link to Johor Bahru.

It would also be the first EC site launched for sale in Woodlands South since 2013.

The Government Land Sales (GLS) tender for the Woodlands Drive 17 executive condominium (EC) site closed recently with strong developer interest. The 99-year leasehold site, spanning about 14,800 square metres, can yield around 420 residential units.

According to tender results, the plot attracted five bids, reflecting healthy confidence in Singapore’s EC market. City Developments Limited (CDL) emerged as the top bidder with an offer of S$360.9 million, translating to about S$782 per square foot per plot ratio (psf ppr). This sets a new benchmark land rate for EC sites in the North region.

The Straits Times noted that CDL’s winning price “set a new benchmark for EC land prices,” underscoring developer confidence in Woodlands as it undergoes major transformation, including the upcoming Rapid Transit System (RTS) Link to Johor Bahru and the expansion of Woodlands Regional Centre.

Industry analysts believe the future launch price for the EC at Woodlands Drive 17 could range between S$1,400 and S$1,500 psf, considering rising construction costs and the premium land price.

For buyers, this new EC is expected to be highly attractive due to its strategic location near Woodlands MRT Interchange, reputable schools, shopping amenities like Causeway Point, and the government’s long-term plans to rejuvenate the North as the Northern Gateway of Singapore.
